Romania through my eyes

“We are here to earn money but firstly to serve the needs of the 22 million Romanians”

Today I present to you the second part of my interview to Curierul National newspaper. The tile you see here does not come out from the text, but it is my firm opinion and I added it myself (so as not to repeat yesterday’s one). As I discussed with the journalist too, I strongly believe that all us the foreigners are here in Romania not only so as to earn money, but also to contribute to the country’s progress, playing by the rules and avoiding the speculation which can cause problems to millions, just for the interest of few tens or hundreds. I may sound stupid or idealistic, but I can not [...]

MIPIM. Days 2, 3 and 4: We do have clients Do we also have the right product for them?

In few hours I will be traveling back to Bucharest (via Paris). Today the exhibition ends around 12.00 – 13.00 (workers will start deconstructing the stands after this time) and MIPIM 2009 will be history in few hours. I am writing these lines being inside the exhibition, while we have started packing our boxes… (with the usual unnecessary materials and editions I collected from all around, bad habit, I can not stop it…) To be honest, I expected more people to come all these days… The second day was almost like the first one, not even 10 meetings. The third day was better, it reminded me [...]

“All possible mistakes have been made on the Real Estate market”

As promised, today I present to you the translation of my interview yesterday at Curierul National. (I didn’t translate it myself, the official translator did, that’s why it is so good). As my discussion with the dynamic journalist from this newspaper included many more fields and topics, I hope that soon you will be able to read more. My interview in Curierul National (part 1) So, the translation of my interview is as follows: “It was obvious that a crisis was coming” Not all real estate industry representatives have avoided warning on the imminence of a crisis in the sector, and one [...]

My interview in Curierul National

While the crisis is deepens every week, a very dynamic journalist from Curierul National newspaper asked my opinion for many topics. You can find the link of the online edition here http://curierulnational.ro/primaPagina/2009-03-11 and you can easily locate me and read the interview in Romanian language. For the ones of you who don’t know Romanian, I will upload tomorrow the English translation of the interview. Today I would just like to spotlight a paragraph, which in my opinion is very important, even more than my opinions and predictions for the market: … “The real estate market standstill [...]

Cannes, day 1: Time for Quality – Quantity is history…

The no. 1 Real Estate exhibition of the World showed us more than clearly that the World is still approaching cautiously the available investment opportunities. Half of the private companies which were present as exhibitors last year are absent now, most of them did not even appear as visitors. The vast majority of investors are not here, not only missing from our stand, but missing from the whole exhibition. Some few hundreds of people in total can not be compared to the many thousands of the previous years. But this new era brings up to surface Quality! Yesterday I had two excellent meetings, [...]

Air France: Excellent behavior on board, very bad treatment in Bucharest airport…

Having signed a deal of several millions of euro, I had the best “medicine” for my mood yesterday morning. My client obtained what he was searching for a couple of years, the owner was relieved as he finally liquidated his property at a fair price and received the “desired” cash, the owner’s agent had a sparkling smile, as she got paid her commission and realized that I didn’t try to remove her from the deal. So, everyone was happy. I had to be late to my next meeting, which made me feel uncomfortable, but when it’s a deal to be signed, you never know how much time you need for this [...]

Finally… Romania officially discusses for IMF help

It may sound weird to some of you, but for me the news is very good. The Romanian President, Mr. Traian Basescu, has finally officially declared the country’s intention to discuss and probably to accept help by IMF and European Union. He stated that the necessary funds amount to some 20 billion euro and this will be something like a “safety belt” for the economy and the country. I know that many will start dramatizing the whole situation, as if Romania will collapse if IMF will help. But for me it is practically the opposite. The news is very good because: If no funds will arrive, then [...]

“Finally, you can really feel the heat!” Selling villas on the slopes of an active volcano

(Sorry, folks, but it is time to train the sales departments of residential projects how to respect their real client, the end user) He was probably around 26 years old, but he was feeling like a Real Estate veteran. Having worked for the last three years in a “big” Real Estate agency, he felt he knew ALL and he could not help showing it. He was feeling soooo important, so intelligent and (most of all) so superior than you, the client. He was a typical seller of residential projects in Bucharest… Residential: A new market was born in few months, but just for investors… I came in Romania [...]
