- “Mister, you have declined almost all our offers”.
- “I am sorry, I don’t do it on purpose, but your offers are very expensive, no one would buy them even before the crisis”.
- “Ok, let me try my luck one last time, this is an offer you can’t refuse”.
- “Be my guest”.
- “I have an excellent commercial space, in a top location…”
- “In the center?”
- “No, no at (…) area”
- “But this is poor area here, no?”
- “How do you know?”
- “…go on, please”
- “…it has around 110 sq.m. and the price is 500.000 euro, slightly negotiable”.
- “But I told you I want rented properties…”
- “… it IS rented…”
- “…for how much money per month?”
- “1.300 euro”
- “I also told you that I search for properties rented to banks, pharmacies or multinational companies with strong contracts. Who is the tenant in this case?”
- “The cousin of the owner”
- “And I would guess that the owner sells because his cousin didn’t pay him for several months?”
- “I don’t know, but he says that he will not keep this low price for long. And you know, this is the owner’s price, it is not our fault if it is high or low”.
- “You DO have a hospital here in Timisoara, no?”
- “Yes, why?”
- “Please tell to the owner to visit it, I think he is crazy”.
My quest for good properties (which generate income) all around the country continued last Friday in Timisoara. Tomorrow you will have my report from there as well, while I will be traveling in Cluj, at a “few hours trip”, hoping to seal some deals and negotiate several new ones.
