Chiar dacă preţurile apartamentelor vechi din Bucureşti au scăzut în ultimele şase luni cu aproape 50%, ajungând în prezent la un nivel mediu de 40.000 de euro pentru o garsonieră situată în cartierul Militari, consultanţii străini spun că preţurile sunt încă prea mari. Acum un an, preţul era de aproape 70.000 de euro. „O garsonieră în Militari nu poate costa mai mult de 25.000 – 30.000 de euro. Pentru ca lumea să-şi permită un apartament cu două camere, preţul ar trebui să fie undeva la 40.000 – 50.000 de euro. Majoritatea preţurilor vor rămâne aşa sau vor mai scădea. Acum, investitorii şi proprietarii şi-au dat seama că în anii trecuţi pierduseră contactul cu realitatea când cereau preţuri foarte mari. Lumea încă aşteaptă să scadă preţurile şi nu sunt semne că va fi mai bine", a declarat Ilias Papageorgiadis, directorul companiei de servicii imobiliare More.
Astfel, ca aceasta garsonieră să ajungă la preţul specificat de consultantul grec, ar trebui să mai scadă cu încă cel puţin 25%. În urmă cu două săptămâni, Adrian Crivii, directorul general al companiei de evaluare Darian, declarase pentru Gândul că preţurile apartamentelor vechi din locaţii bune vor mai scădea cu 5-10% şi cu încă 15-20% cele situate la marginea Bucureştiului.
Nici locuinţele noi nu scapă de scăderi: o reducere de până la 15% le aşteaptă şi pe ele. Unii dezvoltatori au umblat deja la preţuri, o parte dintre aceştia doar pentru a se încadra în măsura autorităţilor de a reduce taxa pe valoarea adăugată (TVA) de la 19% la 5%. Papageorgiadis mai spune că sunt foarte puţini oameni care mai cumpără apartamente, iar acest lucru nu se va schimba până băncile nu vor micşora dobânzile. „Nu suntem într-o situaţie în care preţurile să scadă rapid, dar vor scădea într-un ritm mai lent şi se vor stabiliza undeva la sfârşitul acestui an sau începutul lui 2010. Cine găseşte acum o oportunitate ar face bine să profite de ea", mai spune grecul.

If somebody finds an opportunity now, he should better take advantage of it”, said the Greek.
