The residential segment shall continue to be confronted with a difficult situation for at least one year and a half, stated on Thursday  the general manager of the real estate consulting company MORE Real Estate Services, Ilias Papageorgiadis.
     
“We are no longer promoting the residential sector since things are really bad in this area and the situation shall continue to be difficult  for at least a year and a half. It shall continue to drop in the first half  of the year 2010, and afterwards it shall stabilize.
      The decrease was rather aggressive so far, and we are expecting a more balance decrease from now on. There is the possibility that things should get better

Segmentul rezidential va continua sa se confrunte cu o situatie dificila pentru cel putin un an si jumatate, a declarat, joi, directorul general al companiei de consultanta imobiliara MORE Real Estate Services, Ilias Papageorgiadis.
     
“Noi nu mai promovam rezidentialul deoarece lucrurile stau foarte prost pe aceasta zona si va continua sa fie o situatie dificila pentru cel putin un an si jumatate. Va continua sa scada pana la jumatatea anului 2010, dupa care va urma o perioada de stabilizare.
      Scaderea a fost destul de agresiva pana acum si ne asteptam la o scadere mai ponderata de acum inainte. Exista posibilitatea ca lucrurile sa se indrepte prin 2011″, a spus Ilias Papageorgiadis.
     El a adaugat ca multe proiecte imobiliare vor intampina probleme cu recuperarea investitiilor in principal din cauza preturilor prohibitive si a locatiilor prost alese.
     “Problema cu aceste proiecte este ca multe dintre ele au o locatie prost aleasa, suprafetele sunt mari, marketingul deficitar si preturile neatractive.
      Asadar, daca sunt proiecte in zone atractive cu preturi normale acestea nu vor avea multe pierderi. Daca cineva are aparatmente in mijlocul campului, unde nimeni nu vrea sa cumpere si sa stea, acolo vor fi probleme. Cele mai bune locatii sunt cele din oras, aproape de transportul public”, a mai spus directorul general al MORE Real Estate Services.
      Acesta a mentionat ca majoritatea dezvoltatorilor a construit proiecte mari care, din pacate, nu sunt accesibile romanilor.

Terenurile din jurul Bucurestiului se vor ieftini
     
In privinta terenurilor din jurul Bucurestiului, Papageorgiadis a spus ca preturile acestora vor continua sa scada cu cel putin 25%, insa acest lucru depinde de locatie si de destinatie. “In schimb, terenurile agricole sunt singurele care nu vor cunoste scaderi, deoarece sunt putine astfel de proprietati pentru numarul de investitori interesati. Pretul unui hectar este de 1.500 – 2.500 de euro”, a mai spus Ilias Papageorgiadis.
      “Consideram ca 2009 este un an bun, in care oamenii sa achizitioneze proprietati. Atat anul acesta, cat si cel viitor vor fi tinuti minte ca cea mai buna perioada pentru investitiile imobiliare. Sugeram clientilor sa achizitioneze proprietati care aduc venituri si chiar apartamente, dar nu asa cum au facut-o in trecut.
      Inainte se cumpara pentru ca toata lumea cumpara, acum trebuie sa se creeze o stategie, trebuie sa aiba un plan cu ceea ce vor face cu aceste proprietati pentru urmatorii 5 sau 10 ani”, a mai spus Papageorgiadis.
      Legat de programul guvernamental “Prima Casa”, directorul general al companiei de consultanta imobiliara considera ca printre lucrurile bune pe care acest program le aduce se numara si faptul ca “banii negrii” vor fi scosi din tranzactii, iar oamenii vor fi mai responsabili cu alegerile pe care le fac. De asemenea, acest program va ajuta si la oprirea caderii preturilor la apartamentele vechi.
      “Nu e bine sa se aplice numai pentru apartamentele noi, deoarece acestea apartin unui numar de 100 – 200 de companii, iar cele vechi unor milioane de oameni, iar prin acest program nu trebuie sa ajutam 100 de companii. Asta nu inseamna ca bunastarea trebuie sa fie egala pentru toti, ci accesibila tuturor”, a mai spus Papageorgiadis.

      MORE Real Estate Services a investit, de la inceputul acestui an, in achizitia de proprietati 1,9 milioane de euro si va continua sa achizitioneze in interes propriu. In primele cinci luni ale anului, compania a acordat consultanta pentru 17 operatiuni imobiliare in valoare totala de 71 milioane de euro.
      In 2008, MORE Real Estate Services a acordat consultanta specializata pentru tranzactii imobiliare in valoare totala de 150 milioane euro, iar in cei cinci ani de activitatea valoarea acestora a depasit 400 milioane de euro.
     Compania furnizeaza servicii specializate de consultanta pentru identificarea de proprietati si/sau finantarea de proprietati, in principal in domeniile comercial si retail, urmand ca activitatea sa fie extinsa in domeniile agricultura si energie.

He added that many real estate projects shall have problems with the recovery of the investments, mainly due to the prohibitive prices and the badly chosen locations.
      “The problem with these projects is that many of them have a badly chosen location, the surfaces are too big, the marketing is poor and the prices aren’t attractive.
      Thus, if there are projects in attractive areas with normal prices, they shall not have many losses. If somebody has apartments in the middle of the field,  where nobody wants to buy and live, there shall be problems. The best locations are in the city, close to the public transport:, said the general manager of MORE Real Estate Services.
      He mentioned that most developers have built big projects, which, unfortunately, are not accessible to Romanians.

The land plots around Bucharest shall become cheaper
     
As regards the land plots around Bucharest,  Papageorgiadis said that prices shall continue to drop by at least  25%, but this depends upon the location and destination.  “In exchange, the agricultural land plots are the only ones whose price shall not drop, because there are too few such properties as compared to the number of interested investors. The price per hectare is of EUR 1,500 – 2,500″, said Ilias Papageorgiadis.
      “We believe that ca 2009 is a good year, in which people are trying to buy properties. Both this year and next year shall be remembered as the best period for real estate investments. We are suggesting the clients to buy properties generating income, even apartments, bun not as they have done in the past.
      Before, people were buying because everybody else was buying,  now we have to create a strategy, they must have a plan for what they are going to do with these properties for the following 5 or 10 years”, said  Papageorgiadis.
      As regards the governmental program “First House”, the general manager of the real estate consulting company  believes that one of the good things  that the program is bringing is the fact that “black money” shall be removed from transactions, and people shall be more responsible with the choices that they are making. Furthermore, this problem shall also help stopping the price drop for old apartments.
      “It is not good to apply only for new apartments, because they belong to a number of  100 – 200 companies, and the old ones belong to millions of people, and by this program we must not help just 100 companies. This doesn’t mean that the welfare should be equal for all, but accessible to all”, said  Papageorgiadis.

MORE Real Estate Services
has invested, from the beginning of the year, 1.9 million euros in buying properties, and it shall continue to buy for its own account. In the first five months of the year, the company has granted consulting services for 17 real estate operations, with a total value of 71 million euros.
      In 2008, MORE Real Estate Services has granted specialized consulting services for real estate services, with a total value of 150 million euros, and in the five years of activity, the value has exceeded 400 million euros.
      The company is providing specialized consulting services  for identifying properties and/or financing properties, mainly in the commercial and retail fields, following that the activity should be extended in the fields of agriculture and electric power.
