Romania through my eyes

“I count only up to 20”“Then how will you count 280.000 euro?”

(part 2, for part 1 please press here)  ”What is this? A bank note of 5 millions? These are Satan’s things” The Romanian law is clear. A transaction can be legally concluded only if you pay using the local currency and this is RON. It was just few weeks after the National Bank had cut 4 numbers from the currency and “10.000 lei” became “1 RON”. So, having agreed on the price of 280.000 euro, we should pay the people using RON. And as 1 EURO was about 3,5 RON at that time, you can guess that the whole amount was almost 1.000.000 RON. Usually this amount is paid via bank transfer, to the accounts [...]

“I count only up to 20”“Then how will you count 280.000 euro?”

(part 1 for part 2 please press here, for part 3 please press here) Many people doubt about the work of a Real Estate consultant. They do not realize that a serious one works endless hours, tries to bring in balance many different factors and in the end he reaches the result (which will pay him) only in 20 – 30% of the cases he gets involved. This is even clearer here in Romania, where the owners who have “opportunities” for sale usually do not have their papers in order, or many of them simply have absolutely no idea about business, Real Estate and properties. They want money and they want [...]

7 + 1 reasons why February is one ofthe most important months this year

This “white” period of Romania starts to be annoying. The country is buried under the snow since December and the majority of business activities have been frozen as well. We all hope that this period will end soon, as this year is a really critical one for the country’s progress. But after what happened during the end of last year and in January, February has become the month which will indicate the market’s direction throughout the year. Why? I give you today 7+1 reasons to think about it… 1. The residential market awaits the announcements for “Prima Casa” programme. We expect them during [...]

Buying old apartments with “Prima Casa”:Too risky for a new “bubble” to burst…

As we wait the announcements for the new status of “Prima Casa”, there are many potential clients who are interested in buying their new home, taking advantage of the State’s guarantee. In the same time, every seller awaits the news too, usually in order to raise his demands, as the guaranteed sum is expected to increase as well. But how many buyers really understand that they are very close to make a mistake, which may cost to them a lot in future?  What are the expected changes?             This week we have entered in the final countdown before the announcement of the new standards [...]

“Ilia, you have a problem too”

On 01.02.2010, Mrs Ana P. sent to me the following text, commenting on my post: http://http://www.iliaspapageorgiadis.ro/english/top-5-comportamente-in-2009-%e2%80%9csi-daca-nu-iti-place-cum-lucrez-eu-intoarce-te-in-tara-ta%e2%80%9d/ “Interesting these interviews. I suppose you made here a short review of these “happenings”. The fact that YOU are the one to whom everything is happening should be curious. Maybe you should change something about you too. Don’t you think that if out of the 7 persons admitted in the first place, 4 are not ok, and 3 of them you fire youself you have a problem too???? [...]

The Romanian version of…“William Wallace, the Braveheart”!

Every weekend: Replying to your comments On 02.02.2010, Mr Robert D. decided to be very honest and opened his heart to me and all my friends and readers here, commenting on my post: http://http://www.iliaspapageorgiadis.ro/english/legea-insolventei-o-%E2%80%9Cmica-bomba%E2%80%9D-la-fundatia-economiei-romanesti/ “As William Wallace “the Braveheart” said: they can kiss our ***, the banks should crawl on their knees in front of the Romanian people. To apologize for the upfront theft through these rude commissions and the interests suited to 3rd world countries’ underworld , to accept the risks assumed [...]

2010: The year of opportunities and careful actions

As “a year full of challenges, opportunities but careful actions too” described 2010 Mr Ilias Papageorgiadis on Wednesday morning. The CEO of MORE Real Estate Services, a major Real Estate consultancy and brokerage firm based in Bucharest since 2004, explained that the new year brings up to a surface a completely new economic environment, with serious changes regarding 2009: The Romanian economy will stop falling and will stabilize around 0 (from -1,5% to +1,5%). Several new projects in many domains will start, especially if the funds from European Union will be finally [...]

How you can create problems, where they don’t exist…

Yesterday I held a press conference to Romanian media, presenting the results of my company for 2009, the targets for 2010, what we have succeeded so far and also my approach for Romanian Economy and the Real Estate market in general. Except all these, I was also happy to announce the collaboration of my company, MORE Real Estate Services, with ATE Bank Romania. ATE Bank does not have a big size here, but its mother bank, ATE Bank in Greece is one of the biggest banks of the Balkans, with an impressive history and stability even through the toughest times. Unfortunately I discovered afterwards [...]
