Romania through my eyes

“I worked for a Real Estate developer and what I say is…”

During my analysis for the reality that a residential developer faces in Romania, I received many emails. One of them is very characteristic and I will share it with you today. Mr B.R. wrote to me: “I’ve been following your blog with great interest for more than two years. Until last summer I worked for a real estate developer (not in Bucharest) which unfortunately is struggling even now to finish a project he started in 2008. Two months ago he had to deliver the first phase of the project and they still have lots of work to do. They have been through the same stages as you describe in your latest [...]

“The market is going up, haven’t you noticed?”

Real Estate summer stories July is about to expire soon and August is not expected to be a very “active” month for deals and transactions (ah… where are the good years of 2004 – 2007, when we had our best periods during summers…) More or less, we have read “the script” of this summer’s market. Things have remained unchanged. Prices are not the only ones having a downwards trend. The same happens with people’s mood, income and expectations for the future. Let me share with you some of my experiences so far, during this summer… the summer of 2010. 1. More serious people, or just my impression? [...]

“Ilia, why would any logical person invest now in… your Romania?”

Hello from Athens. I am here since Monday and tonight I return to Bucharest (carrying a new deal “in my luggage”). I had to attend an important event, but ofcourse my programme was full of meetings with clients, potential clients, business partners, journalists and couple of friends. After a short analysis of the dramatic situation Greek economy is facing, very soon the subject of every discussion was focused on Romania. Very few Greeks have an objective overview about the Romanian reality today. Greek media don’t help much, so everyone had plenty of questions to ask. Romanians still don’t realize [...]

The enemy of “bad” is “worse”(but opportunity lies beneath…)

Romanian Real Estate market continues contracting during 2010 [cincopa 10702433] 2010 started as a year full of promises and new challenges. I don’t know why, but too many people expected the Real Estate market to revive, without any change or move, nothing to improve the business environment. The same happened with the economy in general and we all know that it was not a correct approach. As the months were passing by, it was more than clear that the buyers will not accept the owners’ conditions, even if the last ones tried to raise their prices in March (!) Opportunities, opportunities, opportunities… [...]

Replying to readers: “Developers and Real Estate agents have developed a big lie”

Last week I received a very interesting email by a reader of mine. She says several things, covering many different issues. I will reply to her today and tomorrow, trying to explain to her (and all of you) my opinion regarding several “urban myths” that she describes in her text. Mrs Anne G. wrote to me on Monday, 16.07.2010: (to read the first part of her email and my replies, please press here.) “Developers together with Real Estate agents have developed a huge lie” “Also, in order for them to sell their apartments, developers together with real estate agents have developed what I would call [...]

Replying to readers: “Whom to trustin respect with construction quality?”

This week I received a very interesting email by a reader of mine. She says several things, covering many different issues. I will reply to her today and tomorrow, trying to explain to her (and all of you) my opinion regarding several “urban myths” that she describes in her text. Mrs Anne G. wrote to me on Monday, 16.07.2010: “First, this was an insightful series. Many of the things you say about developers are unknown to most people, so thanks for sharing, i think it’s the first time I read about this in such a thorough manner. The mistrust however remains, even if the appartments are bigger. [...]
