Romania through my eyes

Could a sick mentalitypoison the recovery process?

Since some weeks ago, I keep on telling you about the slow recovery process that I expect us to have, if everything goes well in the following 1 – 2 years. It might start as a politically initiated “progress”, probably it will be fuelled also by a possible European economic recovery during 2011 – 2012. The fact is that there is a serious potential for 2011 to be better than 2010, 2012 to be better than 2011 and 2013 to be the best year since 2007. “Why do you sound so uncertain?” Many of my friends “accuse” me for being very uncertain in my predictions this year. “Why don’t you write clear [...]

My short… biography (after an hour of discussion)

Some weeks ago, I met in my office a very interesting lady, working for Adevarul newspaper. As journalist, she asked me all kinds of questions for over an hour, insisting in details. In the end, she decided to publish mostly the part of my short… “biography”, creating my profile like this. You can check her work here: http://www.adevarul.ro/locale/bucuresti/Ilias_P_Papageorgiadis_preda_lectia_de_imobiliare_0_431957104.html#commentsPage-1 PS. Greetings from Sweden! [...]

CPI, trainings and dejavou: Collaborations and 5 secrets for professionalism

Last Tuesday I attended CPI, “Clubul Profesionistilor de Imobiliare”, an event organized by imobiliare.ro. There, during the presentations held by Isfachan Doechie and Iulian Niculae, I felt like I was living a dejavou… 2007 – 2008: Tens of hours invested in training… It was back in 2007, when I decided to move from simple trainings for my people, to an extensive programme. I was training my colleagues already since 2005, but I thought of trying something more intensive, more professional. I invested about 40 hours in providing to my team knowledge and know how, around 25 – 30 people at that [...]

To Sweden, for… Romania!

Hello from cold Uppsala and Stockholm! After a an exhausting week, yesterday I flied to Sweden. I came here for two reasons: To meet my brother, Nikolas, who works in the Uppsala university (but soon moves to England) and also to meet with two Swedish investors about Romania. “Swedish investors? Is there such a category of investors in Romania?” you might ask me. Yes, it is. There used to be a bigger number of investors from Sweden in the past, but now we discuss with some people, in order for them to return. I will tell you more next week! [...]

“The market stands at 250. My client offers you 170”“I want 800. You can keep all the money over this price”

2010. Summer. We had just signed a contract, buying a land for a retail project in a major city of Romania. My client, happy about the end of this transaction, invited me for lunch. But as we sat in the restaurant, a gentleman came to talk to me. “You are the Greek, no?” “Hello, mister Mihai. How are you?” “Sad, very sad. You did not conclude our transaction and you bought for your client another property. Why did you play with us?” “I have not played at all, but it was impossible for me to deal with five owners, out of which three were serious, one was questionable and one was too intelligent [...]

Who made serious profits in Romania during 2010?(except the smecheri and rest of “very intelligent people)

2010 was a difficult year. But during this period I have also noticed something which was not mentioned by the media. What was that? Last year we experienced a serious change in the list of profitable companies in Romania. Comparing to the past, it was the moment that brought up to surface traditional and different ideas, business styles and methods. I have studied all these during December and January, trying to understand better the economic environment we all live in and I think that today I can share with you a part of this study. (In this post I don’t take into consideration all kinds of [...]

Housing Loans with 8 – 10% interest? No, thank you. I prefer to continue renting

Romanians love having their own property. Almost every day I hear people telling me about the advantages of “having your own home”. Their arguments are usually emotional but still almost all the citizens would prefer to be the owners of one apartment, at least. This trend is similar with the Greek one, where people not only buy apartments for themselves, but sometimes invest “for the children”, 10 – 15 years their children become adult persons. Also the housing needs in Romania are enormous. Most of people live in old communistic blocks, which have plenty of technical (and not only) problems nowadays. [...]

Why so many new retail projects now? What do retailers know, that we don’t?

Yesterday we analyzed the fast that the Romanian Real Estate market will restart only by the new Retail and Commercial projects (you can find the analysis here). And when we talk about the market of Real Estate, we should always keep in mind that this is the real locomotive of Romanian Economy as well. Exports are important, production as well, but Romanian economy needs Real Estate as a thirsty man needs water. As I explained to you yesterday, we suddenly heard about many new Retail and Mall projects, plus some malls too. I was discussing this issue with some friends of mine and their first reaction [...]
