Romania through my eyes

31.10.2011: Q&A of the day

Q: How correlated are the costs of construction and the prices of apartments and houses? IP: They are correlated, indeed. I know that in the 2007-2008 period the situation got out of hand (especially since the majority of apartments were built in order to be sold to foreigners, not for the Romanian end users) but now things have changes. This is why we’re afraid that an increase of the prices for construction materials would force developers to raise the prices in their future projects.  – the question was asked during the q&a session organized by imobiliare.ro -  [...]

28.10.2011: Q&A of the day

Q: What is the VAT on selling an apartment? Should the VAT be added to the price I want and should it be added to the advertisement? Thank you! IP: The VAT is added to the final price. Personally I prefer the ads where the VAT is mentioned separately because, many times, we can buy a property without paying the VAT (for example, if it’s an old property, the owner decides if he wants to receive the VAT or not, as far as I know). So I suggest you inform your consultant and the potential client that you want “THIS price plus the VAT”. This way it’s right for everyone. [...]

Since when is 73 billion 50% of 360 billion?

I keep on reading analyses over the write down of the Greek debt. As usual, most analysts are focusing on the surface, not the consequences of an incident. But even if we stay on this surface, we should still state the truth. Right? The total Greek debt is approximately 360 billion Euro. Out of which 154 “can’t be touched”, as these are loans by the IMF, the bonds bought by the European Central Bank So the “haircut” was applied on 206 billion Euro. 103 of them were written down. So initially Greece was relieved of 103 billion. But at the same time Greece [...]

One bread, some cheese and a… royal family. (The most common trap you should avoid when buying forests)

28th of October, 1940. Early in the morning Greeks said “NO” to Benito Mussolini’s ambassador, refusing his proposal for his troops to enter Greece and continue their route to the Middle East. The Greek… amateur army won the battles that followed, forcing Hitler to delay his invasion of Russia and send his troops to destroy Greece. The history has changed. The delay to enter Russia made him lose the war. On the 28th of October I am always ready to say “no”, “yes” is difficult for me on this day… “The royal family wants to buy [...]

27.10.2011: Q&A of the day

Q: A question for Mr. Papageorgiadis: why do real estate agencies present the price for BUILT square meter and not for the useful surface? In the notary’s grid we are presented with the useful surface. IP: When a developer sells an apartment, he sells the built surface. The client does not only buy the apartment, he becomes co-owner of the land and the conjoint spaces. When he buys an old apartment, he buys just the useful surface (and, in some cases, the part of the land that belongs to him). Many agents don’t pay attention to these distinctions and do not explain all these [...]

The last chance for Greece?

Early this morning the European summit decided on a solution regarding the Greek debt crisis. I am sure that you are aware of this and what exactly it contains. If you want to read my questions on this agreement, you can check here. Lots of people are asking me if this is a good decision or not. I don’t think it’s either good or bad. I consider it FORCED. If you make 1.000 mistakes, you end up without options and someone else will decide your future. This is what happened to Greece: “The best possible solution, considering the circumstances”. It is worse than the [...]

4 + 3 questions missing from the “Greek solution”. But now let’s discuss seriously. What are we going to do with Italy and Spain?

Hello to everyone. This Thursday is not a normal one, but “the day that the Greek debt crisis problem was solved”. At least this is what they tell us. The foreign press says that Greece should be happy for the solution, as the write down of Greek debt reached 50% (but in reality it is less than 20% in the total amount). I personally doubt that this solution is sustainable without modifications, as there is no discussion regarding how Greece will return to some sort of growth. (I leave aside the feeling of humiliation that every Greek feels today). So, Greeks have the benefit [...]

27.10.2011: Q&A of the day

Q: How much did the prices for old residential projects decrease compared to 2007/2008 in the whole of the country?  IP: It depends on the city, the area and many other factors. We can assume that there is a decrease of 50-60% compared to the ASKING prices of the past. For more details on specific areas, imobiliare.ro has a wide range of indicators that can help you.  – the question was asked during the q&a session organized by imobiliare.ro -
