This year, the investors truly interested in the opportunities offered by the local real-estate market could be count by the fingers of one hand. The total budget allocated by these investing companies to the local market reaches 200 mln euros, according to the Director of More. In comparison, the number of the companieswith an acquisition budget&nbsp; oriented towards Romania was of 142 in 2007 and 35 in 2008. Meanwhile<!--:--><!--:ro-->\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Germanii \u015fi americanii revin &icirc;n Rom&acirc;nia<\/strong><br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; &bdquo;Ast\u0103zi, percep\u0163ia general\u0103 a investitorilor despre Rom&acirc;nia este c\u0103 au pierdut mul\u0163i bani aici&quot;, spune Ilias Papageorgiadis, CEO al More Real Estate, companie de consultan\u0163\u0103 imobiliar\u0103 participant\u0103 la t&acirc;rgul Expo Real Munchen. Anul acesta, investitorii interesa\u0163i &icirc;n mod real de oportunit\u0103\u0163ile oferite de pia\u0163a imobiliar\u0103 local\u0103 au putut fi num\u0103ra\u0163i pe degetele de la o m&acirc;n\u0103. Bugetul total alocat de aceste companii investi\u0163ii pe pia\u0163a local\u0103 se ridic\u0103 la 200 milioane de euro, potrivit directorului More. Spre compara\u0163ie, num\u0103rul companiilor cu un buget de achizi\u0163ii orientat spre Rom&acirc;nia a fost de 142 &icirc;n 2007 \u015fi de 35 &icirc;n 2008. &Icirc;ntre timp, at&acirc;t micii investitori, care vroiau s\u0103 cumpere propriet\u0103\u0163i de c&acirc;teva sute de mii de euro, c&acirc;t \u015fi speculatorii care vroiau s\u0103 ob\u0163in\u0103 profituri fabuloase &icirc;ntr-un timp foarte scurt, au disp\u0103rut.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>\u0162inte specifice<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>O diferen\u0163\u0103 major\u0103 fa\u0163\u0103 de edi\u0163iile trecute ale Expo Real este reprezentat\u0103 de schimbarea radical\u0103 a atitudinii investitorilor. Ace\u015ftia au trecut de la o abordare de tipul &bdquo;Am de investit o sum\u0103 exprimat\u0103 &icirc;n milioane de euro \u015fi vreau s\u0103 cump\u0103r ceva &icirc;n Rom&acirc;nia&quot; la cereri mult mai specifice. Astfel, \u0163inta actual\u0103 a investitorilor este reprezentat\u0103 de propriet\u0103\u0163ile generatoare de profit (&icirc;n special din &icirc;nchiriere).<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Pe un loc important &icirc;n preferin\u0163ele lor se situeaz\u0103, spre exemplu, centrele logistice. Acest segment este, de altfel, cel mai pu\u0163in afectat de criz\u0103, cu sc\u0103deri ale pre\u0163urilor de 25-30% &icirc;n ultimul an, potrivit lui Papageorgiadis. \u015ei cl\u0103dirile de birouri bine localizate, cu un nivel real \u015fi sustenabil al chiriilor, au generat interes. Asta &icirc;n ciuda faptului c\u0103, la modul general, dezvoltarea proiectelor de birouri nu va avea un viitor foarte bun &icirc;n urm\u0103torii ani, gradul de ocupare a cl\u0103dirilor finalizate p&acirc;n\u0103 la ora actual\u0103 fiind destul de sc\u0103zut.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Supermarketurile, mai atractive dec&acirc;t mallurile<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>Pe segmentul de retail, investitorii sunt interesa\u0163i de achizi\u0163ionarea de pachete de spa\u0163ii comerciale sau de supermarketuri \u015fi hipermarketuri. &Icirc;n ceea ce prive\u015fte mallurile, lucrurile nu arat\u0103 foarte bine. Compania More nu a primit cereri dec&acirc;t pentru trei malluri, toate din Bucure\u015fti &#8211; acestea nu sunt &icirc;ns\u0103 de v&acirc;nzare: Bucure\u015fti Mall, Plaza Mall \u015fi B\u0103neasa.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Un alt segment cu poten\u0163ial &icirc;n ochii investitorilor este reprezentat de terenurile agricole \u015fi forestiere, o parte dintre acestea put&acirc;nd fi folosite cu suces pentru dezvoltarea de proiecte &icirc;n domeniul energetic (fie pentru producerea de energie eolian\u0103, fie pentru cultivarea de plante ce pot fi folosite la producerea de biodiesel). &Icirc;n ceea ce prive\u015fte segmentul reziden\u0163ial, interesul investitorilor s-a situat la nivelul zero.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Mentalitatea v&acirc;nz\u0103torilor blocheaz\u0103 pia\u0163a<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>La ora actual\u0103, principala problem\u0103 a pie\u0163ei rom&acirc;ne\u015fti este reprezentat\u0103 de mentalitatea v&acirc;nz\u0103torilor, &icirc;n opinia directorului More Real Estate. Ace\u015ftia nu accept\u0103 realitatea sc\u0103derii pre\u0163urilor \u015fi &icirc;ncearc\u0103 s\u0103 profite de orice ocazie pentru a le cre\u015fte din nou. Acest lucru nu face dec&acirc;t s\u0103 alunge \u015fi cei c&acirc;\u0163iva str\u0103ini interesa\u0163i, care prefer\u0103 nu de pu\u0163ine ori s\u0103 investeasc\u0103 pe pie\u0163ele mult mai stabile din Europa de Vest. &bdquo;Trebuie s\u0103 rec&acirc;\u015ftig\u0103m &icirc;ncrederea investitorilor&quot;, subliniaz\u0103 Papageorgiadis. The have gone from&nbsp; an &quot;I have a sum expressed in mln of euros and I want to buy something in Romania&quot; approach to more specific requests. Therefore, now the target of the investors is represented by the income properties (especially renting).<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; A very important place in their preferences is represented by the logistic centers. This segment is, by the way, the less affected by the crisis, with decreases in prices of 25-30% over the past year, according to Papageorgiadis. The very well located office buildings, with a real and sustainable rent level, generated interested. This contrary to the fact that, generally speaking, the development of office buildings will not have a bright future over the next few years, the occupancy rate of the so far finished buildings being very low.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>The supermarkets, more attractive than the malls<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>On the retail segment, the investors are interested in buying packages of commercial spaces or supermarkets and hypermarkets. Regarding the malls, the things do not look very good. More has had only three demands, all of them from Bucharest &#8211; but theseare not for sale: Bucharest Mall, Plaza Mall and Baneasa Mall.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Another segment with potential in the eyes of the investors is represented by the agricultural lands and forest, a part of them can be successfully used for developing energetical projects (either for producing wind energy, either for cultivating plants which can be used in producing biodisel fuel). As far as the residential segment is concearned, investors&#039;s interested was zero.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>The seller&#039;s mentality is blocking the market<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>In the opinin of More Real Estate Director, at this moment, the main problem of the Romanian market is the seller&#039;s mentality. They do not accept the realityt that the prices went down and are trying to use every opportunity to raise them again. This thing does anything but to chase away the few interested foreigners, who in several cases prefer to invest in more stable markets in West Europe. &quot;We have to win investors&#039; trust back&quot;, emphasizes Papageorgiadis.
