Currently, the yields are much less attractive than in West.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Moreover, in West one can find a better construction, tenants and contracts&#039; quality.&nbsp;&quot;It is known, regarding the quality of the quality of the contracts here, there is much uncertainity and lack of truth. Maybe when the investors will not be treated as some people with money who are good to be fooled, something will change. There are many foreigners who invested here and have the money blocked due to the unseriousness of the contracts, things they have talked out of the borders too&quot;, <!--:--><!--:ro-->\n<\/p>\n<p style=\"text-align: justify\">\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; La un an de la &icirc;nceperea crizei, &icirc;n mod obiectiv, nu mai avem prin ce s\u0103 atragem investitorii str\u0103ini &icirc;n real estate dec&acirc;t prin active &bdquo;distressed&quot;. &Icirc;n prezent, randamentele sunt mult mai pu\u0163in atractive dec&acirc;t &icirc;n Vest.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Pe l&acirc;ng\u0103 asta, &icirc;n Vest se poate g\u0103si o calitate mai bun\u0103 a construc\u0163iilor, a chiria\u015filor \u015fi a contractelor. &bdquo;Se \u015ftie, legat de calitatea contractelor de aici, c\u0103 este mult neadev\u0103r \u015fi nesiguran\u0163\u0103. Poate c&acirc;nd investitorii nu vor mai fi trata\u0163i ca ni\u015fte oameni cu bani buni de p\u0103c\u0103lit se va schimba ceva. Exist\u0103 mul\u0163i str\u0103ini care au investit aici \u015fi care au banii bloca\u0163i ca urmare a neseriozit\u0103\u0163ii contractelor, fapt pe care l-au povestit \u015fi afar\u0103&quot;, a declarat directorul general al MORE Real Estate Services, Ilias Papageorgiadis.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; C\u0103 nu prea avem prin ce s\u0103 atragem e un aspect. Un alt aspect este acela c\u0103 nici nu prea p\u0103rem a vrea s\u0103-i atragem. Altfel nu se explic\u0103 faptul c\u0103 la a doua expozi\u0163ie interna\u0163ional\u0103 ca amploare din sectorul de real estate, Expo Real Munchen, a fost doar o prezen\u0163\u0103 rom&acirc;neasc\u0103. Mai precis, a fost un grec cu activitate \u015fi pe plan local, Ilias Papageorgiadis, cu MORE Real Estate Services, care a avut acolo un stand al\u0103turi de firma de proiectare \u015fi urbanism Proiect Bucure\u015fti. Faptul c\u0103 firmele rom&acirc;ne\u015fti nu au g\u0103sit de cuviin\u0163\u0103 s\u0103 participe la respectivul t&acirc;rg, reper al real-estate-ului european, spune multe despre cum ne gestion\u0103m imaginea. Nu e totul pierdut &icirc;ns\u0103. Pentru a fi consecven\u0163i, pe viitor mai putem rata \u015fi celelalte dou\u0103 t&acirc;rguri interna\u0163ionale importante, MAPIC \u015fi MPIM.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; La actualul Expo Real \u0163inut la &icirc;nceputul lunii, foarte pu\u0163ini investitori s-au ar\u0103tat interesa\u0163i de Rom&acirc;nia. &quot;La participarea din 2007 am contabilizat 142 de investitori interesa\u0163i de Rom&acirc;nia. Nu am luat &icirc;n calcul simplii turi\u015fti, ci investitorii cu adev\u0103rat interesa\u0163i. &Icirc;n 2008 nun\u0103rul acestora s-a redus la 35, iar &icirc;n aceast\u0103 lun\u0103, doar cinci au venit la stand&quot;, a declarat Papageorgiadis. Another aspect is that we do not really seem to want to attract them. There is no other explanation to the fact that at the 2<sup>nd<\/sup> largest real-estate fair in the world, Expo Real Munchen, there was only one Romanian presence. To be more specific, there was a Greek guy active on the local market too, Ilias Papageorgiadis, with MORE Real Estate Services, who shared there a stand with Proiect Bucuresti, urbanism and projection company. The fact that the Romanian companies did not find it appropriate to participate at the fair, European real-estate landmark, sais a lot about how we are managing our image. But not everything is lost. To be constant, for the future, we can still miss the other two international important fairs, MAPIC and MIPIM.&nbsp;<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; At the current edition of Expo Real held at the beginning of this month, very few investors presented interest in Romania. &quot;In 2007, we counted 142 investors interested in Romania. We did not take into account the simple tourists, but the truly interested investors. In 2008 their number reduced to 35, and this month only 5 showed up to the stand&quot;, Papageorgiadis declared. Opposite to the previous years, when the companies would come up with an amount of money they wanted to invest, now the few who showed up had specific requests: they expressed their wish to invest in agriculture, forests, or the energetical field, alternative energy more probably.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Unfortunately, the real-estate local players do not change very easily, in the sense of adjusting the prices to the evolution of the market. &quot; I can say, by periods that between 2005-2006 it was all about optimism on the market, in 2007 one could already have talked about arrogance, in 2008 &#8211; denial of reality,and currently about a state of numbness. We are still trying to wake up from sleep&quot;, the MORE Director considers.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Still, as differencies between sectors, the less affected one seems to be the one of logistics, being integrated in UE and close to the big industrial power represented by Germany. &quot;Even if we do not have transportation infrastructure, this being reglated in time in other countries as well, after the appearance of the companies. China was the only one which did this the other way around, infrastructure first, followed by the appearance of the companies&quot;, the MORE Director emphasises.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Currently, the transactions that are made now are the ones who bring a revenue that can be estimated, one one hand, or distressed, on the other hand. &quot;Two days ago I have found a client for an office space with 400 euros\/sq.m. This ind of transactions are very few for now. Until the foreign investors do not return, we can not say that we have a sign that the market has recovered&quot;, Papageorgiadis declares.
