This is what I sent to them, it was published in the beginning of October).\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>The business environment was difficult in the last 2 years&#8230;<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>Yes. Almost everyone had become arrogant and seemed to forget the meaning of the words &quot;money&quot; and &quot;respect to clients&quot;. Unjustified fees were asked, salaries were very high, while productivity levels were not at all equivalent. Sellers were unimpressed, no matter how much money somebody was willing to invest. It seemed that people<!--:--><!--more--><!--:en-->&nbsp;believed they can work for a few hours daily and earn more money compared to the rest of Europeans.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>&#8230;However, now somebody can now find excellent professionals and &quot;people who are willing to listen&quot;<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>They are not endless, but enough to allow somebody to select between plenty of A Class choices in anything they wish to find. Consultants and professionals of all kinds are ready to serve you, with more experience than what they processed in the past. Even the authorities have significantly changed and treat investors in a better manner. Anyone investing in Romania during 2009 and 2010 will realize that they are welcome (provided that they are prepared to reject any relics of the past that might appear again in front of them).\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Since prices have fallen in my home market, why should somebody consider investing in Romania?<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>This is a logical question that I hear by many people, who consider that it is difficult for them to leave their country nowadays, that they find many good assets around them. Investors are skeptical regarding the Romanian property market (as well as any other market abroad), especially due to the continuous rumors for major opportunities available in their home markets.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>&#8230;Yes, prices<\/strong> <strong>may be relatively cheap everywhere today, but the Romanian market is still amongst those with the highest potential for the years to come<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>In the following 6 &#8211; 18 months, the property markets in Western Europe will once again become more expensive. Those who invested there will soon hold investments in mature markets, with most of the potential already &quot;spent&quot;.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Investors that are searching for something more, should look at other markets, which have a higher potential in the years to come. Romania is one of these markets for plenty of reasons but mainly because the country is approaching the Western European standards, with the needs of the people to increase on a daily basis. Don&#039;t expect everything to become perfect in one or two years, but a serious, long term and sustainable growth is expected to knock Romania&#039;s door after 2011.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>The Romanian market does not offer a wide range of choices&#8230;<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>Indeed. We should not expect people to change their mindsets soon. Those who are not in an immediate need for money will keep their properties for 2-3 years at least, waiting for better days and higher prices (this is particularly the case for those who are still not convinced that the &quot;crazy&quot; prices of 2008 belong to the history books. It takes time for people to understand and&#8230; wake up).\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>&#8230;However, we will<\/strong><strong> be able to find excellent quality offers in all market segments.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>This is because there are also owners who will decide to sell, each of them for their own reasons. The amount of sellers has already increased and are expected to continue rising in the following months, as the crisis will be reaching bottom sometime in 2010. <strong>The offers available may not be endless, but the portfolio of properties at your disposal will be significant and definitely deserves your attention. <\/strong>In particular:<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <strong>Residential<\/strong>: Plenty of options will be available, some of them in very attractive prices. The residential needs of Romanian citizens did not cease and today you are able to acquire &quot;the right&quot; apartments in very good prices.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <strong>Industrial<\/strong>: The prices have fallen enough, allowing to almost everyone to obtain the property they want, provided that they really decide to invest.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <strong>Office<\/strong>: The vacancy rate will rise in the following period, in all places except downtown. Almost anyone can obtain a very good deal, if renting.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <strong>Retail<\/strong>: Rents will continue dropping, as the market will shift from &quot;just invest on a project and you will be successful&quot;, to &quot;only the ones who know, should invest in a project&quot;.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <strong>Acquisitions<\/strong>: Just name it! It will not be very easy, but in the following period you will be able to secure excellent assets in very attractive prices.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <strong>Income Properties<\/strong>: We will definitely see a very interesting portfolio of properties being available, in quite attractive yields (usually off market). After the renegotiation of rents, which is ongoing at the moment&#8230;\n<\/p>\n<p style=\"text-align: justify\">\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; To conclude, <strong>Romania<\/strong><strong> is not the paradise of investments<\/strong>. It has never been, despite some analyses of the past. <strong>But it is an excellent choice for those who want to invest in a dynamic country, inhabited by people who have positive energy, dreams and the potential to fulfill them<\/strong>. The second part of 2009 and 2010 are considered an excellent period for an investment, as the market will be reaching its bottom.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; It is now time to search for the reality behind the figures<strong>. Investors, who have an investment strategy, can succeed by collaborating with people who present them with the true picture and who are interested in protecting their investment and securing that the investor will be still smiling in the years to come<\/strong>. Indeed the following period will not be good.
