\n\tToday Northern Greece is lovely. Sunny, warm, but not too hot so as to be frustrating… In the same time, I am moving from one meeting to the other, replying meanwhile to the waves of emails that arrive to my inbox. Believe it or not, this period is really very busy, as we find more and more properties in fair, realistic values. As we have focused as company to the income properties in Romania and recently in Greece too, I tend to discover opportunities which were impossible to find last year (this was one of the reasons why the clients were absent back then). And having clients with available cash to invest, we are very very active…
\n\tLots of things have happened lately… among them:
\n\t• Looks like the traffic has been decreased on a permanent basis.<\/strong> Except the rush hours, I drive around Bucharest without serious problems. Even a route like from Otopeni airport to the center, “devil’s route” in the past, nowadays looks much easier to pass, without hours of traffic.\n<\/p>\n

\n\t• Lately I hear several people telling me that some owners have increased the prices of properties again<\/strong> (mainly for very old apartments) and this means that the market will start moving soon. Funny…<\/strong> did you see any transactions based on these new prices? If not (because you didn’t) isn’t it clear that we have just a small part of people trying to play the games of the past and manipulate the market? Investors are very cautious and I don’t know anyone who accepts crazy prices, at least today. So, to the ones who hope that they will be able to have a gain a party in the back of the clients, I just wish them to wake up soon, before they will lose all…\n<\/p>\n

\n\t• A friend of a friend bought this month a 40 sq.m. studio in Perla \/ Dorobanti area, in an old building, with a price of 55.000 euro.<\/strong> This means almost 1.400 euro \/ sq.m., assuming the risk ofcourse that the building is old. He managed to do this, because he was able to receive a special “low interest” loan by a bank, because eitherwise with 8 – 11% interests it would have been impossible for him to purchase. This is Perla \/ Dorobanti, while last year with the same amount it would be difficult for someone to find the same offer even in Rahova, not to mention Militari etc.\n<\/p>\n

\n\t• I also hear many Real Estate companies reorganizing<\/strong>. Some of them seem to have a vision during the crisis, focusing on added value services, some others just try to change a bit the “traditional” strategy of “whatever, whenever, with whoever, at any price, just to trick some people and make some money”. The first ones gain all my respect, while the second ones confirm that some people don’t wake up, not even when they find themselves sleeping inside a car which is sinking in an ocean. They see the fishes around them but they just turn from the other side, to continue their sleep as water didn’t enter the cabin yet.\n<\/p>\n

\n\t• My friend Edi Uzunov has published his first book.<\/strong> It is called “Pariul Proprietatii – ghidul investitiei imobiliare inteligente”. As I understand, his target is to sell at least 20.000 copies, I wish him to exceed 100.000! I am sure he has done a very good work which worths your attention.
