I have some serious requests by clients for several properties, which belong to 3 &#8211; 4 different domains of activity. So, since last week we have checked some&#8230; hundreds of properties already, searching for the few ones that can match with our clients&#039; requests and strategies. It does not matter whether this discussion is about an office, a land or a home to buy, a multinational or a local company which promotes the company, in 80% of the cases the result is the same: The property is promoted in the market with 2 (or more) different prices!\n<\/p>\n<p class=\"indentfirstline\" style=\"text-align: justify\">\n\tNot that this is the first time you read this. During the &quot;golden years&quot; it used to be the rule, with properties being promoted in a range of prices, depending on the mood of each agent and how he would try to trick the potential client. But now the period is definitely not &quot;golden&quot; and we hear around us so many Real Estate professionals complaining for the crisis, the market, while they propose solutions (= all the others to change, except themselves).<!--:--><!--more--><!--:en-->\n<\/p>\n<p>\n\t<strong>Low price in the beginning. Then&#8230; &quot;the owner changed his price and rose the price&quot;<\/strong>\n<\/p>\n<p class=\"indentfirstline\" style=\"text-align: justify\">\n\tThere is nothing worse in a market when the same property is promoted in several prices. This destroys the trust of the client to the whole system, not just to one Real Estate agency or another. Some agencies follow constantly this strategy: &quot;We will promote a property with a low price, so as to attract someone and then we will tell him that the owner changed his mind&quot;. It used to work in the past, but now who is the one who will believe that the owner changed his mind and revised the price upwards? Except 1% of cases, when either something rare and really good happened or the owner is not really interested in selling, someone is lieing&#8230;\n<\/p>\n<p>\n\t<strong>High price in the beginning&#8230; &quot;Maybe the client will offer more, why to tell him the truth?&quot;<\/strong>\n<\/p>\n<p class=\"indentfirstline\" style=\"text-align: justify\">\n\tAs this job includes an endless number of people who do not really respect their clients (and themselves as professionals) we also see many times the following scheme: Properties presented in very high prices, while the reality is different. The idea in this case is that &quot;I will ask for 200, while the price is 100. If the client gives 120 &#8211; 130, I inform the owner and try to keep the difference for myself&quot;. Yeah, thousands of expensive cars were purchased in Bucharest during the last years following this &quot;technique&quot;, but nowadays a real client knows the prices very good (or at least he should know).\n<\/p>\n<p>\n\t<strong>&quot;I do not inform the owner for your offer, I reply to you in advance that he wants more&quot;<\/strong>\n<\/p>\n<p class=\"indentfirstline\" style=\"text-align: justify\">\n\tHow many times don&#039;t we hear this? You know&#8230; it is also a relic from the past as well, when many owners were arrogant and they were asking their agents not to &quot;disturb&quot; them for a price lower than their expectation (or the agents had a special deal to sell something in a huge price and they were blocking any potential transaction under that level). But in 2009 most of these people were searching for clients and they could not find them, no matter how many agencies they tried. So this is why the &quot;don&#039;t bother me&quot; approach was transformed to &quot;inform me about ANY offer. It does not matter the price he offers, I want to know it&quot;. When you hear something like &quot;the owner does not want to lose his time for prices like this&quot;, be sure that there is a second truth behind, maybe something like &quot;at this price, I will not get any big commission, give me something better&quot;.
