There is a property available for sale with an X price, but the owner is willing to sell for a different, lower one. Why? Because he needs the money, for various reasons. (Or because he simply realized that the prices of 2008 will not return before 2014 &#8211; 2015&#8230;) But the agent has not asked him lately about the new status of the price, or simply he never managed to gain his trust. (We lived the opposite scenario during the previous years, while the owners were changing prices almost every week). The result is that the property is out in the market for a (usually still) high price, while the owner is much closer to reality. If someone shows interest, maybe the agent will ask the owner, maybe not. You know&#8230; a call by mobile costs&#8230;\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Old time classic: &quot;You will negotiate with me, not with the owner&quot;<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>The chances to find an owner who will not deal at all with his property are around 1% and it usually happens with people who don&#039;t live in the city where their property is<!--:--><!--more--><!--:en-->&nbsp;located. I personally saw this just few times in the almost 300 deals I concluded. It may happen, but you should verify this very carefully, ideally with the owner himself, before you proceed to this kind of negotiation. There is nothing against discussing with agents about prices, but make sure that they always allow you to talk to the owner, especially when you can prove your serious intention.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Search for honesty, seriousness, direct access to the owner and transparency<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>If you are a real buyer today, you have so many options in front of you. They are more than you ever had during the previous years, in the most affordable prices comparing to the near past. But in the same time you will have to pass through many people who simply do not care about protecting your capital and providing to you something safe for the future. They just want money NOW, fast and easy ideally. Not all of them are like this. Lately there was a major dispute in Romanian blogs about the role of Real Estate agents and their defects. Indeed, many of them are not correct. But there is also a number of serious people who are here, ready to serve and respect you.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; Except complaining about the bad ones, maybe it is the time to reward the good ones too. By choosing and working with them until you will reach the successful final result. By appreciating and respecting honesty and seriousness, whenever you find it. By demanding transparency and direct access to the owner, avoiding the agents who want to seal the deal with you, without you to meet the owner and negotiate with him. By paying to them the agreed commission, so as to allow them to continue being your trustful consultants.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>&quot;Why should I pay you for an information you found online?&quot;<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/strong>I will add something more about this. Many people ask me: &quot;Why should I pay you or any other Real Estate broker for an information you found online?&quot; First of all, you don&#039;t have to come to us, find it by yourself and avoid us. Secondly, a serious consultant will find 20 hints, will choose 10 of them, study and finally propose to you 3 or 4. With arguments and a good knowledge of the market. This comes out of thousands of hours of work and if it is not rewarded by you, then why do you deserve to have it for free?<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; We live during historical moments. It is one of the rare periods of Capitalism that investors, even minor ones, can have access to the top experts of all kinds, the top consultants for their investments. Why? Because they are not so busy as usual. Until they will become again (during 2011 &#8211; 2012), take advantage of the opportunity and establish with them the proper relation, starting by giving and demanding respect. So while you will search for the next deal which will add on your income, you will have a valuable partner next to you.<br \/>\n\t&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; All these sound obvious?
