\n\tAfter a long period of unusually warm weather, Athens has finally entered into winter this week. "At last", I thought, "I am able to wear the same clothes I wear in Romania too". A sudden weak rain did not manage to stop me from walking to my next meeting, but it caused the delay of my friend whom I was supposed to meet. I chose to wait him, sitting at a table with direct view to the Greek Parliament, at Constitution square. As the sky was dark and the environment around me was not really friendly, I dived into my experiences and I recovered all I lived during this January, this… frozen month. Several icons popped up, together with many useful lessons, some of them about life, some others about the Romanian Real Estate market. Let us explore them together today:<\/span>\n<\/p>\n \n\t1.<\/strong> We are reaching the bottom of prices<\/strong>. We are not at the bottom yet, but it looks like we are very close to it. Will it be February? March? May or June? I can not tell you this. But we are close to the end of fall. How did I arrive\n<\/p>\n \n\tto this conclusion? I know 6 deals with were signed with VERY low prices. In 3 of them the owners refused to go lower and the buyers did not stop, they moved forward.\n<\/p>\n \n\t2. Many serious clients appeared again, but they still don't buy. <\/strong>They started calling and emailing, asking for properties, collecting feedback for their analyses. Not that they will invest immediately, on the contrary. But many "frozen" investment plans started to defreeze (during this… frozen January)!\n<\/p>\n \n\t3. Everyone is looking for opportunities<\/strong>. In a buyer's market, the rules are imposed by the buyers, this is clear. If a property is not top, the owner can sell it mainly as "opportunity". If the property is top, he may find some clients interested in paying something more.\n<\/p>\n \n\t4. The only way to raise a property's value is to present it properly<\/strong>. The owners who have couple of dirty papers and they ask you to organize all the rest "because this is not their business" see their properties' value decreasing non stop. When a serious investor searches for investment nowadays, he considers obvious that he will find all the information he needs. If not, he declines the property or lowers his offer.\n<\/p>\n \n\t5. The residential market will be clearly defined by the decisions of the Government.<\/strong> "Which taxes? To what level? What about "Prima Casa"? To who? On what amounts? What about vat?" All these questions await the politicians to reply to. Based on the direction that the politicians will give to the market, we will also be able to know what will go up and what will go down this year.\n<\/p>\n \n\tThere were many more thoughts, but my friend finally arrived to our meeting and I had to stop. "How are you, my Romanian friend?" he asked me while he was leaving his coat on a chair. For him and many others in Greece I am already "the Romanian"… the one they know who talks good about the potential of Romania in the years to come.
