\n\tAs "a year full of challenges, opportunities but careful actions too" described 2010 Mr Ilias Papageorgiadis on Wednesday morning. The CEO of MORE Real Estate Services, a major Real Estate consultancy and brokerage firm based in Bucharest since 2004, explained that the new year brings up to a surface a completely new economic environment, with serious changes regarding 2009:\n<\/p>\n
\n\t"Sufficient choices for successful investments in Real Estate this year"<\/strong>\n<\/p>\n \n\tIn the Real Estate market, Mr Papageorgiadis explained that Romanian market is reaching the "rock bottom" during this period, until June. "This does not mean that the prices will rise afterwards. But we saw 90% of the declines and we will not see any major changes from now on". Regarding the scenario of price increases, he commented: "we may witness this in very few categories of properties targeting to Romanian clients, but the properties which await foreign investors should not expect a booming demand, which can raise the owners' expectations". Is it good period for someone to invest? "Definitely. If he knows what he wants, he will find some really interesting offers. Not a lot, but sufficient so as to choose and create his own success story. We don't have 20 good offers for a client, but we succeed to have 4-5 very good choices".\n<\/p>\n \n\t"Demand will increase, but not enough so as to start a party again"<\/strong>\n<\/p>\n \n\tThe market will be driven by the Government's decisions: "We all wait to see the new version of Prima Casa. This will stimulate the demand, but with many hidden risks to cause problems too. As it happened in 2009 too, many people are ready to raise their prices at the new standards, without being interested if there is demand for this or not". He described the existing demand for properties as "very limited. It will increase this year, but this is not enough so as to start a party again".\n<\/p>\n \n\t"Solutions for the investors blocked in wrong projects and expensive assets"<\/strong>\n<\/p>\n \n\tThere are thousands of Romanians and foreigners being blocked in expensive properties, in projects with wrong business plan and expectations which belong to the past: "So far I noticed that most of the owners sat down and waited for offers, as they used to do in the past. Even when we came with clients, they were not ready to sell. They should be more careful and proactive this year. We offer to owners many viable solutions. Starting from the simple organization of their papers, up to several "taylor made" ideas, so as to transform a raw property into an appealing, interesting asset for someone to invest in".\n<\/p>\n \n\t"New services for 2010, already contracts with a bank and owners"<\/strong>\n<\/p>\n \n\tMORE Real Estate Services achieved a serious growth in 2009, with its turnover exceeding 4,5 million ron and its profitability reaching 1,5 million ron, figures which rank the company among the top of Romania during last year. "Our strategy to focus on income properties, consulting, major deals and asset management was rewarded by the market" MORE CEO commented. "Already since the end of last year, we have added new domains of activity in our portfolio of services. We entered into consulting banks upon Real Estate issues. Yesterday we signed the first contract with ATE Bank. We will provide to them Real Estate consulting and also we will collaborate with them so as to make sure that we will prevent any potential future problems that may occur to loans guaranteed with Real Estate properties. We are in discussion with other banks too, where we propose also Real Estate solutions regarding problems they may have in their portfolio. Also we stepped in the energy sector (from the Real Estate point of view) and we already advice a serious number of owners, whose properties we "organize" so as to be able to sell them this year, following the successful case studies of 2009".\n<\/p>\n \n\t"The highest risk for 2010"<\/strong>\n<\/p>\n \n\tBut what could it be the highest risk for the Romanian Real Estate market during 2010? According to Mr Papageorgiadis… "If some people will be in a hurry to raise the market, without demand to support it, then we will not revive this year and investors will let us wait for much more". And a friendly note: Either a seller or a buyer, this year you have plenty of options.
