“When a woman decides to seriously get involved into investments, her results can be impressive, in Real Estate included. Even if she is not an expert in the field, having in mind some simple tips, she can easily succeed much more than many “I know all” male investors.<\/p>\n

Location, location, location<\/strong><\/p>\n

Whatever they might tell you, no matter what “hidden beauty” you might think that you discovered, the property’s location always makes the difference. It even deserves a bit higher price too.<\/p>\n

An investment should have a specific time frame, an “horizon”<\/strong><\/p>\n

The perceptions of “I will buy it now and I will leave it to my children” or “I will buy it now and maybe one day I will sell it” are similar to “I burry my money into the ground and I will dig them out in 20 years time”. Set a realistic target and decide a tight time schedule for its implementation (3 – 5 years are sufficient).<\/p>\n

A property that is not exploited, “hurts” your pocket non stop<\/strong><\/p>\n

Every property we invest in must produce something. Either income or an expected added value (visible and easy to be justified by arguments). The total costs of a property have risen and they will rise furthermore. Think again if your investment sustains the annual costs you will have to pay for it.<\/p>\n

If it is an income property: 7% minimum annual income <\/strong><\/p>\n

If you will invest 200.000 euro, target at a minimum annual income of 14.000 Euro, equivalent to 7% of your overall investment. For higher values, 9 – 11% is realistic as well.<\/p>\n

When we find a very good opportunity, we go for it. We don’t wait an “even better” one<\/strong><\/p>\n

If you really find something very good, matching the right location with excellent technical parameters and a very good price, go on and buy it. It is rare to find these three elements in a property and we never know if we will find them again.<\/p>\n

It is a buyers market<\/strong><\/p>\n

The “unbreakable” arrogant owners gradually disappear. This crisis will continue and having the liquidity to invest, you can negotiate and establish the price you consider good for you.<\/p>\n

Calculate carefully all costs<\/strong><\/p>\n

The real cost of every investment is always the final price, which includes the taxes, the fees of the Real Estate consultant, the lawyer’s fees and every other cost. If you calculate just the price you pay to the owner, you may face unpleasant surprises.<\/p>\n

Investment without the experts’ help? Too risky…<\/strong><\/p>\n

Do you know any serious major investor who invests in properties without using the help of his lawyers, architects, or Real Estate consultants? Why would you do something else? Avoid this “clever” idea of some guys. It is too risky to “know everything by yourself”. But also choose carefully your consultants, respect them and demand good services.<\/p>\n
