Major public infrastructure, schools golf pitches and other \u201curban myths\u201d"},"content":{"rendered":"<p style=\"text-align: justify\">\n\tInvestment in a new house (some call it a villa too) is more difficult than an apartment inside the city. It requires more personal involvement and the resolution of many problems which at first glance appear as &quot;easy&quot;. After the &quot;first wave&quot; of investors in this segment (2000 &#8211; 2004) and the second one (2005 &#8211; 2008), during 2010 the market clearly heads to a new direction. People are more careful and &quot;opportunities&quot; are analyzed thoroughly by everyone. <strong>Too many times we are tempted by promises for future major public infrastructure, schools at the proximity of a property, future facilities of the area and more. But usually things are not as they sound to be&#8230; <\/strong>\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Simple human nature: The need to sell makes people present to you a future full of wishes, not facts<\/strong><br \/>\n\tWhen the Real Estate prices reached their peaks, people had to search at a longer distance from the city&#039;s center, in{C}<!--more--> order for them to acquire a property in their budget&#039;s limits. Due to the high price, they were ready to believe every story they were listening to, as it was justifying their decision to invest at 20 &#8211; 30 or even 40 km far from the city. (In other cities except Bucharest, this distance was 5 &#8211; 20 km).\n<\/p>\n<p style=\"text-align: justify\">\n\tIn 2010 the prices have collapsed up to 50 &#8211; 90% comparing to 2008. Thus, there is no reason for you to search in areas out of&#8230; civilization. When you hear people describing to you a bright future, full of promises for public works and more, be defensive. There is a slight possibility (10 &#8211; 20%) that they might say the truth. Unfortunately, usually they just present to you their wishes, hoping that you will understand them as facts and you invest accordingly.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>So, tip no.1: Please stay on the safe side, search for the facts.<\/strong>\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Important tips to refresh your memory with:<\/strong>\n<\/p>\n<p style=\"text-align: justify\">\n\tI have already explained to you how important are location, utilities and access to your property. Since then, I keep on hearing about the:\n<\/p>\n<ul style=\"text-align: justify\" type=\"disc\">\n<li class=\"list\">\n\t\tHighway to Brasov,\n\t<\/li>\n<li class=\"list\">\n\t\tHighway to Constanta,\n\t<\/li>\n<li class=\"list\">\n\t\tExpansion of the 1<sup>st<\/sup> ring road of Bucharest,\n\t<\/li>\n<li class=\"list\">\n\t\tConstruction of the second ring road,\n\t<\/li>\n<li class=\"list\">\n\t\t&quot;New airport&quot;,\n\t<\/li>\n<li class=\"list\">\n\t\t&quot;Upcoming major infrastructure works in Pipera&quot;,\n\t<\/li>\n<li class=\"list\">\n\t\tNew metro lines,\n\t<\/li>\n<li class=\"list\">\n\t\tExpansion of Calea Buzesti,\n\t<\/li>\n<li class=\"list\">\n\t\tBridges and all kinds of nice words.\n\t<\/li>\n<\/ul>\n<p style=\"text-align: justify\">\n\tOut of all these, the highways are under construction (part of the one to Constanta is finished), part of the ring road&#039;s expansion is to be completed soon, the location of the second ring road changed 8-9 times (like the one of the &quot;new airport&quot;), the infrastructure in Pipera is too slow comparing to the progress the area had, couple of metro stations are about to be delivered in the years to come, some more are under future tenders, the Basarab bridge is about to finish and almost all the rest remain &quot;words&quot; or &quot;projects under development&quot;.\n<\/p>\n<p style=\"text-align: justify\">\n\tNow let us go our of the city&#039;s heart. I have heard about all kinds of improvements, but either they never happened, or they are still under &quot;construction&quot;, &quot;tender&quot;, or &quot;planning&quot;. So, when you are searching for properties and people refer to all these lovely projects that the local municipality or the government (or God himself, who knows?) will develop &quot;very soon&quot;, be veeeeery suspicious. Rarely they are right, usually they are wrong. Divide the promises and multiply your worries, like this you will not be disappointed by what will happen eventually.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Tip no.2: Greeks say: &quot;When you hear about too many cherries, go to collect them with a small basket&quot;. <\/strong>\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>The longer the distance, the less possible to suit you for your first home<\/strong><br \/>\n\tThere are many nice areas around Bucharest, but they are mainly suitable either for short excursions, or for a second home, if you are wealthy enough to support it (I am against at 90% of them, but this is a matter of taste anyway).\n<\/p>\n<p style=\"text-align: justify\">\n\tIf you want to buy a land for your first home, measure the distance VERY carefully. Travel from the plot to your office at least 5 times before you reach a conclusion. If possible, do it 10 times or more. Check carefully the traffic through several hours of the day and try to imagine yourself living there and coming to Bucharest for work every day.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Tip no.3: Lose some time to evaluate the distance correctly, eitherwise you will lose some hundreds of hours until to realize your mistake.<\/strong>\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>There is school in the area, but is it the appropriate one for your children?<\/strong>\n<\/p>\n<p style=\"text-align: justify\">\n\tYeah, I have been hearing about this so many times and I never succeeded to shut up and not to interrupt: Why &quot;a school&quot; is supposed to be the right one for your children?\n<\/p>\n<ul style=\"text-align: justify\" type=\"disc\">\n<li class=\"list\">\n\t\tIf you are close to a private school, does this mean that you will be able to pay their (usually very high) costs?\n\t<\/li>\n<li class=\"list\">\n\t\tIf you are close to a village&#039;s public school, are you sure that your children should learn the basics for their life there?\n\t<\/li>\n<\/ul>\n<p style=\"text-align: justify\">\n\t&quot;Any&quot; school is not necessary the right school. The same stands for several other important segments of your family&#039;s life. Calculate costs and lost time, even for the gas you will spend in order to drive your children to and from school. You can adopt new habits and accept a worse lifestyle. I doubt if your children can do the same&#8230;\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Tip no. 4: Forget the &quot;labels&quot; (&quot;there is a school&quot; etc). Search for what really serves your needs<\/strong>\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Golf pitches and sports facilities: Yeah, you will become neighbor of Tiger Woods&#8230;<\/strong><br \/>\n\tDuring 2004 &#8211; 2007, there was a popular fairytale about a new golf pitch located at Butimanu, about 40 km far from Bucharest center. It was proved to be a story suitable only for the children to listen and get asleep. Unfortunately the majority of Romanian villages or towns have many more important problems to solve than creating areas dedicated to sports, or recreational facilities.
