Habits follow\u201d"},"content":{"rendered":"<p style=\"text-align: justify\">\n\tThis article was published on 15.09.2010\n<\/p>\n<p style=\"text-align: justify\">\n\tGreeks have plenty of proverbs, some of them I like using myself as well. One of them says &quot;Body dies first. Habits follow&quot; and it means that when some people have bad habits, they never get rid of them until they die. So it is impossible for them to adapt to changes, new situations etc.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Lately this is the feeling I receive from Romanian Real Estate market<\/strong>. In 70 &#8211; 80% of cases, people continue behaving exactly as they used to in the glorious years of 2005 &#8211; 2008. So, even during this crisis, they keep on:\n<\/p>\n<ul class=\"unIndentedList\" style=\"text-align: justify\">\n<li>\n\t\tLying about obvious, ridiculous things regarding their property, which will be easily revealed with the first control.\n\t<\/li>\n<li>\n\t\tTrying to trick the potential clients by presenting false data.\n\t<\/li>\n<li>\n\t\tRefusing to provide all necessary documents, in order for someone to control the real situation of the property he wants to purchase.<!--more-->\n\t<\/li>\n<li>\n\t\tMisleading their environment, transmitting (obviously) wrong prices&#8230;\n\t<\/li>\n<li>\n\t\tPretending that they don&#039;t know their obligations towards their partners, lawyers, Real Estate consultants etc.\n\t<\/li>\n<\/ul>\n<p style=\"text-align: justify\">\n\t<strong>Still discussing for the basics&#8230;<\/strong><br \/>\n\tThe Real Estate market continues contracting and it will be much worse next year, as Romania will not exit the crisis. But during this difficult period, I don&#039;t see around me too many people willing to wake up and adjust themselves to the necessities that this crisis has created. They refuse to be more professional, respecting the others around them a bit more. When we still discuss for the basics, how can we escape from this vicious circle that we are into?\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>Some of the (plenty) last incidents&#8230;<\/strong><br \/>\n\tA collaborator of my company complains that in 2 cases his client tried not to pay his commission, using as excuse that &quot;he did his job fast and he didn&#039;t work hard enough for such a sum of money&quot;.\n<\/p>\n<ul class=\"unIndentedList\" style=\"text-align: justify\">\n<\/ul>\n<ul class=\"unIndentedList\" style=\"text-align: justify\">\n<li>\n\t\tI receive emails by a lovely Real Estate agency, who keeps promoting properties with prices 3 (three) times higher than the real ones. If you contact them, they will tell you that &quot;this is the owner&#039;s price; I have nothing to do with it&quot;.\n\t<\/li>\n<\/ul>\n<ul class=\"unIndentedList\" style=\"text-align: justify\">\n<li>\n\t\tSome people still use arguments which are ridiculous by default. When you ask them why they write them in official documents, they reply that &quot;there is not any law which obliges me not to write these&quot; or they simply lie by saying &quot;this is the information i have&quot;. (But if you don&#039;t even bother verifying the information you receive and you transmit it right and left&#8230; what kind of consulting do you offer?)\n\t<\/li>\n<\/ul>\n<ul class=\"unIndentedList\" style=\"text-align: justify\">\n<li>\n\t\tA property is out for sale since 1 year now. The declared surface is 300 sq.m. (example) and the asked price is 1.000.000 Euro (Example). The owner refused to provide us full documentation before meeting with a client. When the price dropped by 50%, we appeared with a client. But then we found out that the real surface is half (!) and that the owner calculates in the total surface also the floor he rents by someone else: &quot;What is your problem? You can rent this surface for 10 years. So you buy mine and you can use this one too for a long period of time&quot;. He got upset when we informed him that we&#8230;. &quot;dare&quot; to pay only for the surface we will really buy&#8230;\n\t<\/li>\n<\/ul>\n<ul class=\"unIndentedList\" style=\"text-align: justify\">\n<li>\n\t\tWhile consulting clients for properties&#8230; we notice too many cases where the papers are not in order. From missing property titles, to &quot;weird&quot; certificates of urbanism and from &quot;surfaces for which there are no papers&quot; to whatever else you can imagine. All the time, the story starts with someone saying: &quot;All the papers are in perfect order&quot;.\n\t<\/li>\n<\/ul>\n<p style=\"text-align: justify\">\n\t<strong>&quot;Until the last moment, there is always the chance for a stupid client to appear and pay the price I want&quot;<\/strong><br \/>\n\tWe also met at least three people so far (two of them very well known in Real Estate world) who preferred to file for insolvency, instead of selling at a normal market price. Until the last second they were trying to trick the clients, lying for anything possible and when they were caught lying, their response was: &quot;This is my price, take it or leave it&quot;. We&#8230; left it and they lost the property and the money. But they are still proud&#8230; One of them told me &quot;until the last moment, there is always the chance for a stupid client to appear and pay the price I want&quot;\n<\/p>\n<ul class=\"unIndentedList\" style=\"text-align: justify\">\n<\/ul>\n<p style=\"text-align: justify\">\n\t<strong>&quot;Why do you complain? This is good for you&quot;<\/strong><br \/>\n\tWhen I complain for this kind of (daily) issues, some friends of mine tell me that I should be happy. &quot;Why do you complain? This is good for you. You will have lots of work&#8230; to verify things, to solve problems, to protect people etc&quot; they insist. But they forget the main idea: This is not about me, or just any other company. It is about the market itself.\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>When seriousness is the exception and not the rule&#8230;<\/strong><br \/>\n\tWhen things continue to be &quot;unserious&quot; and seriousness is the exception and not the rule&#8230; how do you really expect the market to stabilize or to improve?\n<\/p>\n<p style=\"text-align: justify\">\n\t<strong>We reached a moment where problems are very complicated and everyone should behave accordingly. With 70 &#8211; 80% of people &quot;behaving like the good old times&quot;, refusing to be more careful and serious&#8230; 2011 looks difficult.
