On the opposite pole we have the real estate agents stating that for owners of commercial premises, in areas which were the stars of 2008 like Magheru and Calea Victoriei, is difficult to find customers\n<\/p>\n<p style=\"text-align: justify\">\n\tIn a market where nearly one quarter of commercial premises are vacant, the streets in the historic center of Bucharest are an oasis of prosperity. The rents declined also in this area, but considerably less than in other central areas like Pia\u021ba Unirii Square or Romana. In addition, the real estate agents call Lipscanii as &quot;the only artery where one cannot see empty show windows.<br \/>\n\t&quot;Depending on several criteria, including the street width and the stage of repair works, in the historical center the vacancy rate for commercial spaces ranges from 0% for the top locations up to 20% for secondary locations,&quot; said Ilias Papageorgiadis Ilias CEO of the real estate agency &quot;More Real Estate Services. Also in this area, the owners of this types of&nbsp; properties registered &nbsp;the slightest decrease in income from rents. If in 2008 a square<!--more-->meter &nbsp;was rented with 55 euro the current financial claims do not exceed 35 euro, state sources within the market sources say.\n<\/p>\n<p style=\"text-align: justify\">\n\tThe rents for shops are half compared to 2008\n<\/p>\n<p style=\"text-align: justify\">\n\tThe sharp decline registered on the rental market was also felt by business segment. &quot;After just two years from the beginning of the crisis, the rent amounts less than half of the value paid in 2008, says a study conducted by the consulting company Real Estate More Real Estate Services, during the second half of 2008 and first semester of 2010. A more pronounced decrease of rents of the street spaces&nbsp; was registered in the semi-central : Vitan, Nerva Traian, New Times, 13 Septembie 13th, Gara de Nord, Obor, Iancului, it reached even 58%. The highest decrease in this area took place on the streets of Timpuri Noi and Bulevardul Tineretului, from a monthly fee of 60 euro\/per square meter it reached up to 25 euro.\n<\/p>\n<p style=\"text-align: justify\">\n\tThe comercial spaces , which were the starts of yesterday are also falling into obscurity. Magheru, Calea Victoriei Square and Calea Dorobanti were recording only two years ago historical level of rents ranging between 100 and 150 euro\/ per square meter\/ month. Currently, the prices &nbsp;decreased even by 60%. &nbsp;Neither the shops situated on the the outskirts of the capital are doing much better. In areas such as Iuliu Maniu Blvd Timisoara Pantelimon, Colentina &nbsp;Calea Cr&acirc;nga\u015fi, Giurgiu Berceni spaces are rented &nbsp;now &nbsp;with 50% cheaper than in 2008.
